竹北高中附近房價

如提~
因為工作及小朋友的關係，最近看上了竹北高中附近的房子，想在竹北買新房覺得花5~600萬買個新華廈，感覺很不划算，還是想買透天的房子比較實在(公設比較少，土地也是自己的)

因為這一區的新的透天實在太貴了，所以就想鎖定屋齡老一點的舊房子，屋齡超過30年也沒差，只是不曉得目前這區的房價看了實價登入後，感覺好貴喔XD

所以想請問有經驗的大大，對於這一區的房價，多少才算是合理??

我想要的房子類型，2層樓、4房2廳、2衛浴，沒車庫沒關係，附近好停車就好
坪數落在30坪內(建坪)就可以，沒有裝潢也沒關係，至少這樣我不用擔心房子的裝潢我喜不喜歡
